What we will do for you.
- If you are pressed for time – we can save you the stress and demands of hours of searching and looking at houses.

We will contact our private sellers and search public sites to shortlist properties that meet your buying criteria. As such some of these properties will be with private sellers, and some will be listed with agents.

These properties will be in the price range you specify.

We will prepare a confidential Report for you that indicates a fair market price for the home. The Report includes a Market Analysis and Property Analysis. Comparable sales will be included, as will Current Sales information.
- We will agree your maximum offer with you. Then we will negotiate with the Seller and/or the Agent for the best price we can on the property. We will then complete the Sale and Purchase agreement.
- The Agreement will then usually be assigned to you - or your nominated purchaser (such as a Trust or Company etc).
- You will have all the usual legal rights under the law during a normal Due Diligence period of usually 15 working days. You should during this time consult with your legal advisor, obtain a Registered Valuation for your bank or lender, obtain a LIM or at least search the Council files, and obtain a Builders Report. You may wish to obtain a Rental Assessment as well. We will assist you with these matters.
- If any issues with the property arise during the Due Diligence - we will then feedback to the Owner and/or Agent and negotiate a reduced purchase price or for the issues to be fixed prior to settlement.
What we ask you to do.
- We ask you to do a drive by viewing of the Short-listed properties you might be interested in.
- We ask that after the drive-by that you contact us immediately about the 2 or 3 properties you want to view.
- We will then set up appointments with the Seller or Agents to view with us both.
Terms.
We ask for honest feedback about the suitability of the properties we refer to you. If we have missed an important point or a key feature - we do want to hear from you. We value open and respectful communication.
Fees.
- We require a $250 deposit to be paid in advance. The amount is deducted from our Finder’s Fee due on the successful purchase and settlement of your home.
- The deposit may also be refunded if after 90 days if we have not, for some reason, been able to locate you a suitable home to purchase.
- The fee will usually be between $7,500 and $10,000 and will be payable on settlement. We will have negotiated the best price we can, generally at a significant discount, and therefore this fee should not be onerous.
